Objeto y naturaleza del ReglamentoPurpose and nature of the Rules
El presente Reglamento Interno de Convivencia constituye un Anexo inseparable del Contrato de Arrendamiento por Habitación suscrito entre ARELIUM SL y el residente. Su aceptación es condición necesaria para la formalización del contrato.
These Internal House Rules constitute an inseparable Annex to the Room Rental Agreement entered into between ARELIUM SL and the resident. Acceptance of these Rules is a necessary condition for the conclusion of the agreement.
El Reglamento tiene como finalidad garantizar una convivencia ordenada, respetuosa y cómoda para todos los residentes de la vivienda ubicada en CL Ametler 2(B), 03110 Mutxamel (Alicante), así como para los vecinos de la comunidad.
The purpose of these Rules is to ensure orderly, respectful and comfortable coexistence for all residents of the dwelling located at CL Ametler 2(B), 03110 Mutxamel (Alicante), as well as for the neighbours of the community.
El presente Reglamento se rige por el Código Civil español y la normativa vigente aplicable. En caso de contradicción entre el Reglamento y el contrato de arrendamiento, prevalecerá el contrato.
These Rules are governed by the Spanish Civil Code and the applicable regulations in force. In the event of any contradiction between the Rules and the rental agreement, the agreement shall prevail.

- Visitors and persons who enter the dwelling at the invitation of a resident, the resident being responsible for their compliance.
El desconocimiento del Reglamento no exime de su cumplimiento. ARELIUM SL entregará una copia firmada al inicio de la estancia y lo mantendrá disponible en formato digital.
Ignorance of the Rules does not exempt anyone from compliance. ARELIUM SL will provide a signed copy at the start of the stay and will keep it available in digital format.

- No limpiar la cocina o zonas comunes tras su uso.
- Failing to clean the kitchen or common areas after use.
- Dejar ropa en las lavadoras más tiempo del razonable bloqueando su uso.
- Leaving laundry in the washing machines longer than reasonable, blocking their use.
- No etiquetar correctamente los alimentos en el frigorífico.
- Failing to label food correctly in the refrigerator.
- Ruido moderado fuera del horario de silencio en primera instancia.
- Moderate noise outside quiet hours, on a first occurrence.
- No retirar objetos personales de zonas comunes cuando se solicite.
- Failing to remove personal items from common areas when requested.
- Uso indebido leve del material o equipamiento de zonas comunes.
- Minor improper use of the materials or equipment in common areas.
- No comunicar a ARELIUM la detección de incidencias o desperfectos.
- Failing to report to ARELIUM any detected issues or damage.
- Reincidencia en infracciones leves tras dos avisos escritos previos.
- Repeat minor breaches after two prior written warnings.

- Repeated noise outside quiet hours despite a prior warning.
- Introducción de visitas que pernocten sin comunicación previa.
- Bringing in overnight guests without prior notice.
- Uso de velas, incienso u objetos de combustión en la vivienda.
- Use of candles, incense or combustion items in the dwelling.
- Subarrendamiento no autorizado de la habitación.
- Unauthorised subletting of the room.
- Daños a instalaciones o mobiliario por uso negligente.
- Damage to facilities or furniture through negligent use.
- Impago de la renta con retraso superior a 10 días.
- Non-payment of rent more than 10 days overdue.
- Incumplimiento de las normas de la piscina comunitaria.
- Failure to comply with the community pool rules.
- No aportar documentación requerida (seguro de vehículo, etc.).
- Failing to provide required documentation (vehicle insurance, etc.).
- Reincidencia en infracciones graves tras un aviso escrito previo.
- Repeat serious breaches after one prior written warning.
- Violencia física o verbal grave hacia otros residentes, visitas o personal de ARELIUM.
- Serious physical or verbal violence towards other residents, visitors or ARELIUM staff.
- Activación maliciosa o negligente de detectores de humo.
- Malicious or negligent triggering of smoke detectors.
- Daños graves e intencionados a la propiedad o instalaciones.
- Serious, intentional damage to the property or facilities.
- Actividades ilegales en la vivienda o zonas comunes.
- Illegal activities in the dwelling or common areas.
- Cesión o duplicación no autorizada de llaves o accesos biométricos.
- Unauthorised transfer or duplication of keys or biometric access.
- Comportamiento que genere denuncias vecinales o actuación policial.
- Behaviour leading to neighbour complaints or police intervention.
- Falsedad en la documentación aportada para la firma del contrato.
- Falsehood in the documentation provided for signing the agreement.

- Serious breaches: formal reprimand recorded in the resident's file. A repeat offence turns the breach into a very serious one.

- A) Resolución inmediata del contrato con pérdida total de la fianza.

- C) Resolución inmediata sin devolución de fianza más reclamación de daños adicionales.
- C) Immediate termination with no deposit refund, plus a claim for additional damages.
Canal y forma de las comunicacionesChannel and form of communications
Las comunicaciones habituales entre ARELIUM SL y el residente se realizarán preferentemente por WhatsApp o correo electrónico.
Routine communications between ARELIUM SL and the resident will preferably take place via WhatsApp or email.
Las notificaciones con efectos jurídicos (avisos, sanciones, resolución de contrato) se realizarán en primer lugar por correo electrónico con acuse de lectura. Si no se obtiene confirmación de recepción en 24 horas, ARELIUM SL procederá mediante burofax con certificación de contenido, que tendrá plena validez legal.
Notifications with legal effect (warnings, penalties, termination of the agreement) will first be sent by email with a read receipt. If no confirmation of receipt is obtained within 24 hours, ARELIUM SL will proceed by certified registered letter (burofax) with content certification, which shall have full legal validity.
El residente deberá mantener actualizados su correo electrónico y número de teléfono en poder de ARELIUM SL durante toda la vigencia del contrato.
The resident must keep their email address and phone number on file with ARELIUM SL up to date throughout the term of the agreement.

6.1 Horario de silencio6.1 Quiet hours
- Días laborables: de 22:00 a 8:00 horas.
- Weekdays: from 10:00 p.m. to 8:00 a.m.
- Fines de semana y festivos: de 00:00 a 9:00 horas.
- Weekends and public holidays: from 12:00 a.m. to 9:00 a.m.
- El uso de música requerirá auriculares dentro del horario de silencio.
- Listening to music requires headphones during quiet hours.
- El descanso de los residentes y vecinos es prioritario e indiscutible. El incumplimiento reiterado es motivo de resolución de contrato.
- The rest of residents and neighbours is a priority and non-negotiable. Repeated non-compliance is grounds for termination of the agreement.
6.2 Visitas6.2 Visitors
- Las visitas están permitidas durante el día en la habitación privada.
- Visitors are allowed during the day in the private room.
- Las visitas no pueden pernoctar en la vivienda.
- Visitors may not stay overnight in the dwelling.
- Las estancias ocasionales de pareja están permitidas con comunicación previa.
- Occasional stays by a partner are allowed with prior notice.
- El residente es responsable del comportamiento de sus visitas en todo momento.
- The resident is responsible for the behaviour of their visitors at all times.
- El uso de zonas comunes por personas externas requiere acuerdo previo con el resto de residentes.
- Use of the common areas by external persons requires prior agreement with the other residents.
6.3 Prohibiciones absolutas6.3 Absolute prohibitions
- Fumar en el interior de la vivienda, incluidas habitaciones.
- Smoking inside the dwelling, including the rooms.
- Uso de velas, incienso o cualquier producto de combustión.
- Use of candles, incense or any combustion product.
- Mascotas de cualquier tipo.
- Pets of any kind.
- Fiestas o reuniones numerosas sin autorización.
- Parties or large gatherings without authorisation.
- Subarrendamiento total o parcial de la habitación.
- Total or partial subletting of the room.
- Duplicación de llaves o accesos sin autorización escrita de ARELIUM SL.
- Duplication of keys or access without written authorisation from ARELIUM SL.
6.4 Limpieza6.4 Cleaning
- La limpieza de la habitación es responsabilidad exclusiva del residente.
- Cleaning of the room is the sole responsibility of the resident.
- Las zonas comunes disponen de limpieza profesional semanal incluida en el Pack Servicios.
- The common areas have weekly professional cleaning included in the Services Pack.
- Cada residente debe limpiar la cocina y las zonas utilizadas inmediatamente tras su uso.
- Each resident must clean the kitchen and any areas used immediately after use.
- No se permite acumular objetos personales en zonas comunes.
- Accumulating personal items in common areas is not permitted.
6.5 Aparcamiento6.5 Parking
- El uso de las plazas de aparcamiento tiene un coste adicional de 25€/mes por plaza.
- Use of the parking spaces carries an additional cost of €25/month per space.
- Es obligatorio aportar copia del seguro del vehículo antes de comenzar a usar la plaza.
- A copy of the vehicle insurance must be provided before starting to use the space.
- Los daños causados por un residente identificado son de su exclusiva responsabilidad.
- Damage caused by an identified resident is their sole responsibility.
- Si el responsable no puede identificarse, los costes se reparten entre los usuarios del servicio.
- If the responsible party cannot be identified, the costs are shared among the users of the service.
6.6 Piscina comunitaria6.6 Community pool
- El acceso se realiza mediante llave magnética individual entregada al inicio de la estancia.
- Access is granted by means of an individual magnetic key card provided at the start of the stay.
- La llave magnética es personal e intransferible. Su pérdida será a cargo del residente.
- The magnetic key card is personal and non-transferable. Its loss will be charged to the resident.
- Los residentes están obligados a cumplir el reglamento de la comunidad de propietarios.
- Residents are required to comply with the homeowners' association rules.
Videovigilancia y protección de datosVideo surveillance and data protection
La vivienda dispone de cámaras de videovigilancia en zonas exteriores. El tratamiento de las grabaciones se realiza conforme al Reglamento General de Protección de Datos (RGPD) y la Ley Orgánica 3/2018 (LOPDGDD).
The dwelling has video surveillance cameras in outdoor areas. The processing of the recordings is carried out in accordance with the General Data Protection Regulation (GDPR) and Organic Law 3/2018 (LOPDGDD).
- Las grabaciones se conservan un máximo de 30 días y se eliminan automáticamente salvo requerimiento legal o resolución de incidencia.
- Recordings are kept for a maximum of 30 days and are automatically deleted unless required by law or for the resolution of an incident.
- Las grabaciones no serán cedidas a terceros salvo requerimiento de autoridad competente.
- Recordings will not be disclosed to third parties except at the request of a competent authority.
- Existe cartel informativo visible en el acceso a la vivienda conforme a la normativa vigente.
- An information sign is visibly displayed at the entrance to the dwelling in accordance with current regulations.
- El residente acepta expresamente este tratamiento mediante la firma del presente Reglamento.
- The resident expressly accepts this processing by signing these Rules.

Revisión anual del ReglamentoAnnual review of the Rules
ARELIUM SL podrá revisar y actualizar el presente Reglamento con periodicidad anual. Cualquier modificación será comunicada a los residentes con un mínimo de 30 días naturales de antelación a su entrada en vigor, por los canales habituales de comunicación.
ARELIUM SL may review and update these Rules on an annual basis. Any change will be communicated to residents at least 30 calendar days before it takes effect, through the usual communication channels.
Si el residente no acepta las modificaciones introducidas, podrá comunicarlo por escrito a ARELIUM SL en el plazo de 15 días desde la notificación. En ese caso, las partes podrán negociar la adaptación o, si no hubiera acuerdo, resolver el contrato con el preaviso establecido en el mismo.
If the resident does not accept the changes introduced, they may notify ARELIUM SL in writing within 15 days of the notification. In that case, the parties may negotiate an adaptation or, failing agreement, terminate the agreement with the notice period set out therein.
El Reglamento en vigor es siempre el de la versión más reciente comunicada al residente.
The Rules in force are always those of the most recent version communicated to the resident.

Videovigilancia y protección de datosVideo surveillance and data protection
La vivienda dispone de cámaras de videovigilancia en zonas exteriores. El tratamiento de las grabaciones se realiza conforme al Reglamento General de Protección de Datos (RGPD) y la Ley Orgánica 3/2018 (LOPDGDD).
The dwelling has video surveillance cameras in outdoor areas. The processing of the recordings is carried out in accordance with the General Data Protection Regulation (GDPR) and Organic Law 3/2018 (LOPDGDD).
- Las grabaciones se conservan un máximo de 30 días y se eliminan automáticamente salvo requerimiento legal o resolución de incidencia.
- Recordings are kept for a maximum of 30 days and are automatically deleted unless required by law or for the resolution of an incident.
- Las grabaciones no serán cedidas a terceros salvo requerimiento de autoridad competente.
- Recordings will not be disclosed to third parties except at the request of a competent authority.
- Existe cartel informativo visible en el acceso a la vivienda conforme a la normativa vigente.

Revisión anual del ReglamentoAnnual review of the Rules
ARELIUM SL podrá revisar y actualizar el presente Reglamento con periodicidad anual. Cualquier modificación será comunicada a los residentes con un mínimo de 30 días naturales de antelación a su entrada en vigor, por los canales habituales de comunicación.
ARELIUM SL may review and update these Rules on an annual basis. Any change will be communicated to residents at least 30 calendar days before it takes effect, through the usual communication channels.
Si el residente no acepta las modificaciones introducidas, podrá comunicarlo por escrito a ARELIUM SL en el plazo de 15 días desde la notificación. En ese caso, las partes podrán negociar la adaptación o, si no hubiera acuerdo, resolver el contrato con el preaviso establecido en el mismo.
If the resident does not accept the changes introduced, they may notify ARELIUM SL in writing within 15 days of the notification. In that case, the parties may negotiate an adaptation or, failing agreement, terminate the agreement with the notice period set out therein.
El Reglamento en vigor es siempre el de la versión más reciente comunicada al residente.
The Rules in force are always those of the most recent version communicated to the resident.
